Seremban: After signing the agreement between the Sunway Group and Railway Assets Corporation (RAC), the capital of Neeri Sembilan, is ready to undergo a comprehensive change, to develop 20.8 acres of land in a new integrated, mixed-utilization development, known as Ceremban Central.
The recently held signature ceremony was observed by Transport Minister Locke Sev Fuke, who also announced that Sanve was selected as the major developer for the project after a competitive request for the proposal process.
“As the capital of a rapidly developing state, Ceremban requires a modern, durable and well -employed urban center. Ceremban Central will work as a catalyst by integrating residential, commercial, public, social and transport elements in a ecosystem as a catalyst for this development,” Locke said.
The Ceremban Central will be developed next to the existing Ceremban railway station and will be integrated with the new Ceremban railway station, which is being built under the Clang Valley Double Track 2 (KVDT 2) project and is expected to be completed by December 2028.
With an estimated GDV of RM2 billion, the development project will feature residential components; Medical, retail and commercial centers; educational facilities; Public and community location; Green and entertaining places; And pedestrian walkway directly connects to the new Ceremban railway station.
Beyond the modern infrastructure, the project embraces a heritage-sensitive approach through the project Ceremban Yard initiative, focused on preserving and re-introducing the historic railway warehouses of the site.
These heritage structures will be converted into a dynamic public space that supports emerging local businesses, food artisans, creative industries and cultural activities – celebrating the unique and rich cultural identity of all ceremonies.
“This effort not only protects the historical value, but also breathes a new life in a heritage site as a tourist attraction and creative economy hub,” Locke who is also a member of Parliament for Ceremban.
The first phase of this development will be started within six months on signing the agreement, where the development of a medical center and the proposed ceremony yard will begin. This development will be fully completed within 14 years.
The development of Ceremban Central is expected to create positive impact on the local economy and the community.
In addition to a possible increase in property value, this TOD project will promote economic activity and attract new investment and businesses to the surrounding communities.
The project will create 1,500 new jobs in retail, construction, property, healthcare, education and tourism sectors.
Additionally, the Ceremban Yard initiative will support the development of small and medium enterprises by providing the initiative inclusive and dynamic community entrepreneurship spaces.
With your pedestrian friendly design and rail integration, the project is expected to increase public transport use by 2030, in accordance with stability goals and efforts to reduce dependence on private vehicles.
Locke said that this development gives an example of strategic public-private partnership in running sustainable, modern and inclusive growth in line with Malaysia Madani’s principles.
